Commercial CAD Drafter/Designer

Las Cruces, NM | The Drafter oversees and creates technical drawings, plans and sketches using computer-aided software, meets to discuss plans with the city, visits jobsites, and maintains close and clear communication between the construction team, onsite team, and development team.

Advanced CAD drafting skills are required to visualize and portray complex design features and building layouts to our team and our affiliates.

A certain degree of architectural creativity and latitude is required. AutoCAD designers will work in a team environment including architects and drafters, engineers, project managers, and others as required to ensure accuracy, best practices and low cost solutions.

Requirements & Experience

  • 10+ years of job related experience with a working knowledge of architectural and civil engineering principles and building codes.
  • Basic knowledge of building & site infrastructure including electrical, mechanical, plumbing, and structural systems.
  • Experienced in the drafting and design of construction documents and surveying projects including: land and site development, grading plans, utility plans, dimension plans, erosion control plans, and drainage plans.
  • Experienced working knowledge of AutoCAD 2015 software.
  • Understanding of building and site construction permit process thru government departments. Urban planning basic concepts knowledge is preferable.
  • Experience with architectural/civil design drafting, interpretation of electrical and mechanical engineering drawings, including, but not limited to sitemaps, construction drawings, building plans & profiles, sections and building elevations, and site planning.
  • Ability to do color and material selections for building construction.
  • Knowledge of product submittal review at construction phase, interpret product specifications and information.
  • Ability to communicate with other professionals, respond to technical construction inquiries.
  • Understanding of commercial project development concepts, and familiar with network environments, file management, & MS Office products are required.
  • Excellent customer service, verbal and written communication skills and ability to work in a fast-paced, detailed-oriented, challenging work environment is required.

Construction Estimator

Las Cruces, NM | The position requires the Estimator to prepare estimates, plans, and written specifications for both new and remodelled commercial projects.

RESPONSIBILITIES & DUTIES

  • Coordinates with the PDG, Inc. Construction Team to assist in establishing the project scope
  • Estimates equipment, manpower, cost of project, and materials required to accomplish each project
  • Analyzes plans, specs, and construction notes in detail to ensure accuracy when team reviews bid proposals
  • Assesses scope and location of the job
  • Assists in the establishment of job priority based on general guidelines
  • Inspects buildings to determine work needed to maintain buildings to code and desired standards
  • Assesses cost effectiveness of products, projects or services, tracking actual costs relative to bids as the project develops
  • Consults with clients, vendors, and on-site construction contact to discuss and formulate estimates and resolve issues
  • Prepares and maintains a directory of suppliers, contractors and subcontractors
  • Prepares detailed line item estimates

QUALIFICATIONS & SKILLS

  • Knowledge of building construction, materials and methods to include but not limited to:
  • Earth moving
  • Road construction
  • Utilities install
  • Vertical Construction * Knowledge of codes to include building, electrical, plumbing, mechanical codes
  • Knowledge of the laws and ordinances regulating building construction
  • Skill in reading and interpreting plans and specifications
  • Strong communication skills, verbal and written
  • Strong computer skills in MS Office® Programs to include Excel skills
  • Experienced with CAD and estimating software

EDUCATION: 4-year college degree, or equivalent in years and extent of experience. A degree in Engineering or Construction Management is optimal.

Construction Project Manager

Las Cruces, NM | This position will be responsible for planning, coordinating implementing, and managing the company’s commercial development projects. The Project Manager will work closely with the Vice President of Construction and the Design Manager.

  • Ability to act as a team leader to plan and manage a team of coworkers

Real Estate Analyst

Las Cruces, NM | This position will work closely with the Land Acquisition and Finance team to perform financial analysis of potential and on-going real estate projects; assist in initial project underwriting, feasibility, and help the team secure municipal approvals for commercial development opportunities.

Responsibilities:

  • Prepare and present financial analysis for new acquisition opportunities, including proformas, waterfalls, and sensitivity analysis
  • Create new financial analyses to support land acquisition and finance departments, lenders, and joint venture partner
  • Work closely with the Land Acquisition team in identifying and pursuing new development projects
  • Draft cover letters and letters of intent and prepare offer packages
  • Maintain land acquisition reports tracking key dates, financial metrics and non-financial metrics
  • Support rezoning and entitlement efforts on pipeline projects and manage coordination with land use counsels, architects, civil engineers, and other consultants

Qualifications:

  • BS Finance/Accounting or related field with 2 – 4 years of experience as analyst (real estate industry).
  • Advanced proficiency with Microsoft
  • Excel and comfort in creating and manipulating proforma financial models
  • Exceptional written and verbal communication skills
  • Excellent interpersonal and relationship building skills
  • Understanding of real estate development processes
  • A willingness to work flexible hours and in a collaborative, team-based environment
  • Knowledge of agencies, institutions and processes involved in real estate development preferred
  • Familiarity with debt and equity financing markets and joint venture structures is a plus
  • Experience writing or analyzing letters of intent or term sheets is a plus
